No results, no fees. It's that simple. We do not charge an upfront fee and only get paid when we produce results. Many management companies charge up-front fees or "regardless of what happens" fees. Not us. We are confident that our service is the best in the market. Our approach to property management is proven and market-tested. We will produce results. True Full-Service Residential Property Management

Unlike many other management companies, you will take comfort in knowing your property is in good hands and that the landlord role is completely off your plate. Renting a home is a business transaction and putting a professional face on it is critically important. We'll take out all of the guess work for you. Our years of experience are at your disposal.

We Do Not Upcharge on Maintenance

Unfortunately, many management companies charge homeowners surcharges for facilitating and/or performing routine maintenance task or they up-sell services sometimes more than 40% of true cost. Not only do they charge surcharges, they also show no desire to price shop nor negotiate wholesale service rates with vendors. We believe that defeats the purpose of having a property manager. It prides us when the cost of your maintenance is reduced as a result of our ability to negotiate low rates with our established vendors. Our business model does not revolve around making money on maintenance.

With over 10 years in the property management industry in the Charlotte market, we are well-versed in what is necessary to do property management the right way. We are not boutique property managers; but instead, we are performance based property managers. The difference is in the approach. Your real estate is a business asset the moment you decide to lease it. We approach it as such throughout the course of you doing business with us.

CharMeck Properties Fees

1. Leasing Fee - 50% of One Full Months Rent

We charge a leasing fee for vacant or occupied properties that need to be marketed for a new tenant. If your property rents for $1,000/month, our leasing fee will be $500 and will be deducted from the first month’s rent upon receipt. 

The leasing fee covers services such as:

  • Professional and aggressive marketing of your property across dozens of industry leading websites and other pay-service media outlets 
  • Licensed real estate brokers showing your property.
  • Rental Comparative Market Analysis 
  • Processing criminal, credit, and eviction background checks on all applicants interested in your property.
  • Showing service cost
  • Pre-move in tenant inspection and documentation
  • Weekly feedback showing reports
  • Rent payment schedule with tenants
  • Execution of lease agreements and other paperwork that protect landlord interest
  • Professional consultation with tenant to assure they understand all the aspects of the lease and policies regarding payment of rent.
  • Professional signage and photography

Leasing fees are not paid out-of-pocket but are deducted from the first month’s rent paid by tenant. We don’t charge leasing fees for renewals.


2. Management Fee - 8% of All Rent Collected

CharMeck Properties provides full-service property management for 8% of all rental receipts each month. We collect rent at the beginning of the month, and we deduct our management fee when we send you the payment on the 25th. Management fee discounts are available to property owners with multiple properties. Here are a few of the services included in the 8% you pay each month:

  • 24-Hour emergency contact resource
  • CharMeck Properties staff to receive calls from tenants
  • Professional representation as landlord
  • Maintenance of security deposit trust account
  • Proper handling and distribution of security deposit trust funds
  • Monthly income/expense reports for property owners
  • Proper accounting of maintenance expenses and records
  • Scheduling, supervision, and accounting of work performed by maintenance staff
  • Periodic property inspections throughout lease term
  • Collection and distribution of rental proceeds

3.  Management Takeover:  From time to time, we do have to charge a administration fee upfront for rental portfolios or multi-family housing that is performing poorly due to delinquent rents and/or undesirable legal situations.
